Occasionally there could be a few lots outside of a housing estate within these areas.
They are both similar but there are a few key differences.
With a House and Land Package you often have choices between a few suitable home designs. You also have the option for some design customisation. With Off-The-Plan, it’s usually a fixed design pre-determined by the Developer with limited customisation.
The other difference is, with a House and Land Package you’re buying the land before building starts which means you own the land. For finance, you may be able to take out a mortgage on the land and then a Construction Loan. You would need to discuss this with your Bank or Financial Advisor. With Off-The-Plan, you don’t physically own anything until final settlement.
When you choose a House and Land Package with Clarendon Homes, there are options for design changes. However, you won’t have the same level of flexibility as you would with a custom design.

A House and Land Package means you are buying vacant land that has been priced as a complete package to include the construction of your new home. The benefit of a House and Land Package is you have the choice of home designs which have been pre-selected to best suit the block. It also means you only pay Stamp Duty on the land because there is no house yet.
Your build time will depend on how many changes you make to the pre-selected design and your council or CDC requirements. Usually, House and Land Packages aren’t pre-approved with Council unless you’re buying into an integrated sub-division site.
