At Clarendon Homes, we’re excited to see more opportunities opening up for first home buyers. The Australian Government has announced that the First Home Buyer Guarantee Scheme will now begin on 1 October 2025 – three months earlier than expected. 

Saving for a deposit is often the biggest hurdle to buying a first home, but high property prices and the cost of living can make saving the usual 20% deposit feel almost impossible. On top of that, most buyers who can’t reach 20% are faced with Lender’s Mortgage Insurance, which can add tens of thousands of dollars to their upfront costs.

The First Home Buyer Guarantee Scheme changes this by allowing eligible buyers to purchase with a deposit of just 5%, while the government acts as a guarantor for part of the loan.

What this means for first home buyers

This means that an eligible first-home buyer can secure a property priced at $844,000 – the median home price in Australia today – with a deposit of $42,200, shaving a decade off the time it takes to save for a deposit and eliminating the need to pay up to $34,000 in Lender’s Mortgage Insurance.


Who is eligible?

  • All Australian first-home buyers have access to the scheme, with no caps on income.
  • Eligible applicants in Sydney and regional NSW can buy a home worth up to $1.5 million with a 5% deposit (property price limits vary by state and territory).
  • Single parents may be entitled to a deposit of just 2%.
