That’s why we offer our Lifetime Structural Guarantee, because we know every home we build is made to last, so you can love coming home for a lifetime.

What's Covered?

Our Lifetime Structural Guarantee is in addition to your rights and remedies under the Australian Consumer Law and applicable home building legislation, including the statutory two-year warranty for all defects and the six-year warranty for major defects. It applies to the original owner named on the Building Contract and is not transferable to subsequent owners.

This guarantee protects the structural elements of your home that are essential to its stability and integrity, including the frame, roof trusses, concrete slab, piers, and footings. It covers major failure or damage to these structural elements caused by defective design or construction including:

  • When a defect makes all or part of the home unsuitable for use.
  • When a defect causes physical damage to the home.
  • When the home poses a risk of physical damage or collapse

If a major structural failure occurs in any of the structural elements due to defective design or construction as outlined below, we will rectify the issue at no cost to you:

  • Foundation Systems – Structural failure classified as ‘Damage Category 3’ or higher, including AS2870, under the National Construction Code and all relevant Australian Standards.
  • Wall & Roof Framing – Structural failure of timber or steel framing, as defined under the National Construction Code and all relevant Australian Standards, including AS1684.
  • Load-Bearing Brickwork – Structural failure, as defined under the National Construction Code and all relevant Australian Standards, including AS4773.

Whats Not Covered?

Our Lifetime Structural Guarantee provides long-term protection for your home, but some exclusions do apply. We strongly recommend you obtain building insurance for added protection.

Our Lifetime Structural Guarantee does not cover:

  • Structural Modifications – Structural failure or damage due to renovations, extensions, or structural changes made to the home after handover. Also, building works or repairs by unqualified or unauthorised personnel will not be covered by our Lifetime Structural Guarantee.
  • Environmental Factors – Structural failure or damage caused by natural events, including weather, storms, rain, fire, floods, earthquakes, or high winds. These events may cause damage to your roof, windows, and other parts of your home, and is not covered under our guarantee. In such cases, you should contact your insurance company to arrange repairs.
  • Natural Causes & Poor Site Drainage – Structural failure or damage to the footing system caused by abnormal site conditions or changes to site conditions, including poorly designed landscaping or drainage systems.
  • Pest & Termite Damage – Structural failure or damage caused by pests or termites is not covered under our Lifetime Structural Guarantee. Repairs for pest or termite damage should be arranged through your insurance company. We strongly recommend regular termite inspections and pest control to help prevent issues.
  • Poor Site Maintenance – Structural failure or damage caused by neglect, misuse or lack of reasonable maintenance of your home such as regular termite inspections, the effect of poor drainage, tree roots affecting foundations, or plumbing leaks.
  • General Wear & Tear – Everyday aging of your home including minor settlement cracks, material shrinkage, or general wear and tear is not covered by our guarantee.
  • Failure to Follow Maintenance Guidelines – Structural failure or damage caused by not maintaining your home in line with the guidance provided in your Handover Pack, including the CSIRO guide for Foundation Maintenance and Footing Performance.

As building standards and materials change, Clarendon Homes reserves the right to modify or amend these terms and conditions at any time. Please refer to [insert web page] for the current terms and conditions.

How To Make a Claim?

To support your claim, you will need to provide:

  • Your name and home address
  • Proof of ownership (e.g. rates notice)
  • A copy of your Lifetime Structural Guarantee document provided at handover
  • Details of the claimed structural failure, including an independent building inspection report.

You must report the potential structural failure within 12 months of becoming aware of the problem.

Once we receive the above information, we will investigate your claim. If it is determined that a major structural failure has occurred, as set out in this document, we will rectify the issue at no cost to you.

Please note, some investigations may require a monitoring period of 12 to 18 months.

Our goods come with guarantees that cannot be excluded under the Australian Consumer Law. You are entitled to a replacement or refund for a major failure and compensation for any other reasonably foreseeable loss or damage. You are also entitled to have the goods repaired or replaced if the goods fail to be of acceptable quality and the failure does not amount to a major failure.
