Tips For Increasing Your New Home’s Resale Value

04.12.19 - Housing and Property Market

Half the joy of building is knowing that you might be able to sell your home for quite a bit more than you paid for it. And while that’s not a sure-fire deal, there are some steps you can take to improve your odds.

We know what does and doesn’t help sell a house, but at the same time, nothing is absolutely guaranteed. This article is a good guide but can’t promise any actual financial return. Worst-case scenario though, it’ll help make your home a little nicer to live in.

Make a Statement with Your Façade

If someone is making a day of going around to open homes, you want your house to be the one they remember. And while you’re planning to build, you’re given the chance to pick a façade that will leave one hell of an impression.

People will often tell you not to pick anything too trendy because “it might not age well”. And that’s why they’re living in a boring house on Boring Street in Boringville. If there’s a style you like and it stands out, get the house you want. Because chances are, someone else wants that style too.

Vary Your Walls

Some feature walls can really help set the vibe of what certain rooms are for. If you have a theatre room, it’s a good idea to pair it with some dark/cosy tones, so you can really settle into your movie. If your living space gets a good amount of natural light, a bright colour can make the room a little happier and a little more liveable day to day.

Just don’t paint every wall a new colour. Otherwise it’ll look like a Play School set.

Give Your Kitchen Something Different

A kitchen is a great summation of everything a house stands for. If the house is a bit old and worn down, it’ll show in a boring old kitchen. But if the house is cutting-edge and crispy fresh, you’ll no doubt find some modern and crispy-fresh features in the kitchen.

If you want to prove your house is stylish, at least make sure the kitchen is.

Add Some ‘WOW’

You probably know what it’s like looking at open homes. Only the houses with something special will stand out at the end of the day. And if you’ve got a house as nice or nicer than most on the market, an added touch of “wow” will really separate it from the rest.
