Big Homes Small Prices – Price Crash

The “Big Homes Small Prices” promotion (Promotion) is being conducted by Clarendon Homes (QLD) Pty Ltd ABN 37 078 853 022 QBCC 80444 (Clarendon Homes) subject to the terms and conditions set out in this document (Terms and Conditions).

Promotion Period and availability

1. Subject to these Terms and Conditions, the Promotion commences at 10:00am on Monday 1st July 2019 and continues until such time as the Promotion is terminated, cancelled or suspended by Clarendon Homes in its absolute discretion. (Promotion Period).

2. The Promotion is only available:

  1. during the Promotion Period;
  2. in respect of new preliminary agreements entered into, with initial deposits paid:
  1. between Clarendon Homes and retail consumers;
  2. from 10:00am Monday, 1st July 2019
  3. for homes with Sapphire inclusions

Definitions

3. For the purposes of these Terms and Conditions, unless the context clearly indicates otherwise:

  1. “Ruby specification”, in respect of homes, means those homes which are the subject of Clarendon Homes’ “Ruby inclusions”. A copy of the full Ruby specification may be obtained at a Clarendon Homes display centre.
  2. “Sapphire specification”, in respect of homes, means those homes which are the subject of Clarendon Homes’ “Sapphire inclusions”. A copy of the full Sapphire specification may be obtained at a Clarendon Homes display centre.
  3. “Complete specification”, in respect of homes, means those homes which are the subject of Clarendon Homes’ “Complete inclusions”. A copy of the full Complete specification may be obtained at a Clarendon Homes display centre
  4. “Discounts” means a reduction of the base price for your chosen home design, as specified in paragraph 9
  5. “Inclusions” means each of the inclusions specified in paragraphs 13 and 16
  6. “Single Storey Homes”, in respect of a home, means those Clarendon Homes’ home designs constituting the “Single Storey Homes” range as specified in Clarendon Homes’ “The Clarendon Collection Edition 11” publication, a copy of which may be obtained from a Clarendon Homes display centre.
  7. “Double Storey Homes”, in respect of a home, means those Clarendon Homes’ home designs constituting the “Double Storey Homes” range as specified in Clarendon Homes’ “The Clarendon Collection Edition 11” publication, a copy of which may be obtained from a Clarendon Homes display centre.

Conditions of Promotion

4. To the maximum extent permitted by law, Clarendon Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.

5. Due to the continuing development of Clarendon Homes’ designs and products, to the maximum extent permitted by law, Clarendon Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

6. The Promotion is only available in respect of certain Clarendon Homes’ homes with the applicable inclusions specification and in certain geographic areas. The Promotion is not available:

  1. in conjunction with any other promotion, offer or inclusions specification unless otherwise approved in writing by an authorised representative of Clarendon Homes; or
  2. in conjunction with Clarendon Homes’ Complete range or Complete specification
  3. in conjunction with Clarendon Homes’ Ruby specification
  4. in conjunction with Clarendon Homes’ Diamond specification
  5. in certain geographic areas. Please speak with your Clarendon Homes sales consultant to ensure availability of the Promotion and/or inclusions in respect of the location of your proposed home.

7. The Promotion shall be governed in accordance with the laws of Queensland. You submit to the non-exclusive jurisdiction of the courts of Queensland.

8. To take advantage of the Promotion, if you are a customer of Clarendon Homes, you:

  1. must enter into a preliminary agreement with Clarendon Homes during the Promotion Period being for a home with either Clarendon Homes’ Sapphire specification;
  2. must pay an initial deposit to Clarendon Homes during the Promotion Period;
  3. must enter into a construction contract with Clarendon Homes;
  4. must, and will be taken to, accept these terms and conditions.

Promotion Discounts

9. Discounts are available to homes in connection to the Promotion. The value of these discounts will depend upon whether the home is a “Single Storey” or “Double Storey” home in Clarendon Homes’ “Collection” range. Furthermore, the discounts in relation to this Promotion are in reference to the Sapphire inclusions price of homes in Clarendon Homes’ Collection range dated 1st April 2019. The applicable discounts are as follows:

Collection range

Double storey homes: $25,000 discount
Single storey homes: $20,000 discount

A Sapphire inclusions price list showing all applicable discounts and home designs may be obtained from a Clarendon Homes sales consultant.

Half Price Flooring Promotion

10. Additionally, in respect of Clarendon Collection homes with Sapphire inclusions specification, and providing all terms and conditions being satisfied, the following inclusions are available subject to payment of an additional amount equating to half the Clarendon Homes retail price; being in addition to the price payable in respect of the relevant home:

  1. Carpet; with either
  2. Tiling; or
  3. Timber look flooring;

Note that tiling may be subject to additional costs and charges, as detailed below.

11. You will not be given a credit for the deletion of any Inclusion. Each of the Inclusions are not redeemable for cash and are not transferrable.

12. To take advantage of the Half Price Flooring Promotion, if you are a client of Clarendon Homes building a home from Clarendon’s Collection range, you:

  1. must enter into a preliminary agreement with Clarendon Homes during the Promotion Period being for a home with either Clarendon Homes’ Sapphire specification;
  2. must pay an initial deposit to Clarendon Homes during the Promotion Period;
  3. must enter into a construction contract;
  4. must pay an amount in addition to the price of the chosen home design equating to half Clarendon Homes’ retail price for the promotion inclusions
  5. must, and will be taken to, accept these terms and conditions.

13. Further descriptions and full details of these Inclusions (as applicable) are set out in further detail as follows:

Carpet

For this Inclusion, the carpet to areas of the home (which you may select from the Builder’s standard range) will be as nominated on Clarendon Homes’ standard internal floor covering layouts. You may ask a Clarendon Homes sales consultant for the internal floor covering layout of your chosen home design. If you choose this Inclusion:

  1. the carpet must be selected from Carpet Call’s “Move In” range;
  2. the carpet includes 10mm thick foam underlay; and
  3. you must nominate the carpet colour at the time of your colour appointment.

Tiling

For this Inclusion, the floor tiling to internal main floors (which you may select from the Builder’s standard range) will be as nominated on Clarendon Homes’ standard floor covering layouts. You may ask a Clarendon Homes sales consultant for the internal floor covering layout of your chosen home design. If you choose this Inclusion:

  1. tiling will be plain straight laying pattern only;
  2. you may be charged additional laying costs per square metre for any porcelain or rectified edge floor tiles; and
  3. you must nominate tiles at the time of tile selection appointment.
  4. additional costs will apply to tiling of your alfresco or porch which are not included in the price of this Promotion

Timber look flooring

For this Inclusion, the timber look flooring to main floors (which you may select from the Builder’s specified range) will be as nominated on Clarendon Homes’ standard internal floor covering layouts. You may ask a Clarendon Homes sales consultant for the internal floor covering layout of your chosen home design. If you choose this Inclusion:

  1. the available timber look flooring will be selected from Clarendon Homes’ floating laminate flooring (timber look) range
  2. The price includes for kickboards and gable panels to kitchen to be finished with scotia bead (colour to match timber flooring as close as possible) where kitchen cabinetry meets timber flooring; and
  3. The price includes to fix and paint skirtings after timber floating floor has been laid
  4. you must nominate the laminate colour at the time of colour appointment.

Promotion Options

14. Additionally, there are four (4) Inclusions packs available in connection to the Promotion for homes with Sapphire inclusions.

15. You will not be given a credit for the deletion of any Inclusion. Each of the Inclusions are not redeemable for cash and are not transferrable.

16. The Inclusions packs available in connection to the Promotion are as follows:

Full Height Tiling to Your Ensuite:

  • Full height wall tiling to your ensuite only
  • Single row of skirting tile to powder rooms and WC’s
  • Tiles to be nominated at Beaumont Tiles from builder’s standard range.

NOTE: Additional costs will apply for full height tiling to ensuite shower recess to accommodate twin rail shower.

In respect of Clarendon Collection homes with Sapphire inclusions, and subject to payment of an additional amount of $3,990 (inclusive of GST); being in addition to the price payable in respect of the relevant home:

  • 2750mm high ceilings to the lower floor of your two storey home, including:
    • 2340mm high internal flush panel doors to lower floor

    • 2400mm high stacker or sliding doors to alfresco (design specific)

  4. must pay an amount in addition to the price of the chosen home design equating to half Clarendon Homes’ retail price for the promotion inclusions
  5. must, and will be taken to, accept these terms and conditions.

12. Further descriptions and full details of these Inclusions (as applicable) are set out in further detail as follows:

Carpet

For this Inclusion, the carpet to areas of the home (which you may select from the Builder’s standard range) will be as nominated on Clarendon Homes’ standard internal floor covering layouts. You may ask a Clarendon Homes sales consultant for the internal floor covering layout of your chosen home design. If you choose this Inclusion:

  1. the carpet must be selected from Carpet Call’s “Move In” range;
  2. the carpet includes 10mm thick foam underlay; and
  3. you must nominate the carpet colour at the time of your colour appointment.

Tiling

For this Inclusion, the floor tiling to internal main floors (which you may select from the Builder’s standard range) will be as nominated on Clarendon Homes’ standard floor covering layouts. You may ask a Clarendon Homes sales consultant for the internal floor covering layout of your chosen home design. If you choose this Inclusion:

  1. tiling will be plain straight laying pattern only;
  2. you may be charged additional laying costs per square metre for any porcelain or rectified edge floor tiles; and
  3. you must nominate tiles at the time of tile selection appointment.
  4. additional costs will apply to tiling of your alfresco or porch which are not included in the price of this Promotion

Timber look flooring

For this Inclusion, the timber look flooring to main floors (which you may select from the Builder’s specified range) will be as nominated on Clarendon Homes’ standard internal floor covering layouts. You may ask a Clarendon Homes sales consultant for the internal floor covering layout of your chosen home design. If you choose this Inclusion:

  1. the available timber look flooring will be selected from Clarendon Homes’ floating laminate flooring (timber look) range
  2. The price includes for kickboards and gable panels to kitchen to be finished with scotia bead (colour to match timber flooring as close as possible) where kitchen cabinetry meets timber flooring; and
  3. The price includes to fix and paint skirtings after timber floating floor has been laid
  4. you must nominate the laminate colour at the time of colour appointment.

Promotion Options

13. Additionally, there are six (6) Inclusions packs available in connection to the Promotion for homes with Complete inclusions.

14. You will not be given a credit for the deletion of any Inclusion. Each of the Inclusions are not redeemable for cash and are not transferrable.

You’ve worked hard to build the home you’ve always wanted, and it’s only natural you’ll want to be confident that it will withstand the test of time. That’s why Clarendon gives you a life time structural guarantee, so you can have peace of mind and relax in your brand new home.

Clarendon’s guarantee covers major structural element defects, attributable to defective design or workmanship. This includes situations where the defect results in the building or part of the building being unsuitable for use, physical damage to the building or the building posing a threat of physical damage or collapse.

The structural elements of your home are those elements which are essential to the building’s stability and structural integrity, namely, the frame, roof trusses, slab, piers and footings.

At Clarendon, we pride ourselves on the quality and workmanship of our homes. In the unlikely event that you become aware of a major structural element defect in your home, please notify us in writing immediately. If your home is subject to a major structural element defect, it will be fixed by Clarendon at our own cost within a reasonable time after receiving your notice.

There are some conditions under which our guarantee becomes void. These include if you have carried out structural alterations or additions to the property, or if you have transferred/sold the property or if the damage has been caused by a lack of reasonable maintenance or action to minimise damage. You should take care to maintain your home over its lifetime, including, major maintenance activities such as replacing roof tiles after their useful life. This will protect the structural integrity of your home and minimise the likelihood of your guarantee becoming void.

The everyday ageing of your home is also not covered by our guarantee. This includes shrinkage and minor settlement cracks and normal wear and tear. Damage caused by an act of nature which exceeds that allowed for by the relevant Australian Standards or good building practice is also not covered.
