Clarendon’s newest home design is also its first display home at Box Hill HomeWorld in Sydney’s north-west, fully furnished and open for inspection seven days a week. We popped in on a sunny weekday to find out why they’re calling this chic contemporary family home, with its three or four bedrooms, multiple living zones and total floorspace of 422.8sqm, an “entertainer’s delight”.

Double-storey home design

From the street, the double-storey Clifton 45 with “Seaforth” façade makes an immediate impression that sets it apart from its neighbours. Striking white render to the upper floors creates a bold modern statement, the strong horizontal lines offset by the contrasting textures of brick, glass, black window frames and vertical timber battens.

Cantilevered timber staircase

A covered central porch leads through a wide front door to a spacious, light-filled entry adorned by a cantilevered timber staircase with glass balustrade. Set against a double-height stone wall, the staircase creates an immediate “wow” factor in this impressive gallery-like space, with sightlines that lead right through the lower floor to the Grand Alfresco and garden.

The dramatic voids within the home add a sense of space and volume, enhancing that gallery-like feel – as do the large stone-hued floor tiles, which provide a neutral base for the textural features of the interior design. Think pale stone, walnut, glass, brushed gold, black on white and texture upon texture, with pops of colour in artwork and soft furnishings. The effect is warm, luxurious and inviting.

Mid-century-style glamour

To your immediate left upon entry is a study or home office, perfectly positioned away from the hubbub of the home’s hub, the kitchen/dining/family zone. Next is a powder room with shower and storage, and a cosy second living room, with a vertical timber batten feature for mid-century-style glamour and warmth.

Contemporary home design

Deeper inside the home, under that show-stopping void, the dining table is the literal and symbolic heart of the home. This space, large enough to comfortably seat a dozen and crowned by a statement pendant light, is flanked on two sides by sliding doors to the pool and Grand Alfresco.

In the adjacent kitchen, the home’s Contemporary design palette comes into its own. A plus-sized island bench that entertainers’ dreams are made of is finished in a gleaming marbled charcoal that is selectively repeated throughout the home. The kitchen is the definition of elegant practicality, its wall of walnut cabinetry featuring not one but three ovens, a concealed fridge and abundant storage. The butler’s pantry flanking the kitchen has dual sinks with brushed gold tapware, a splashback window and bar fridge – and even more storage in its walk-in pantry. This space leads on to the laundry, with its European appliances, timber cabinetry, an external door and access to the double garage.

At the rear of the ground floor, it’s all about relaxation. The family room’s statement fireplace is finished in dark marble, with warmth and texture added to the space in the form of timber cabinetry, deep and soft dove-grey lounges and a deep-pile wool rug. Sliding glass doors fill the room with light and create a seamless transition between indoors and out.

For long summer days or nights when you just need to scratch that entertaining itch, the Grand Alfresco (an upgrade option as displayed in Box Hill) shows how it’s done. This covered area with ceiling fan feels like a resort, with sofas perfect for that sundowner with friends, a dining table for meals by the pool, and an outdoor kitchen with barbecue, sink, bar fridge and timber cabinetry. On a cooler night, perhaps you’d prefer to stargaze and spin some yarns around the firepit across the lawn.

What about movie night? That sleepover party you promised the kids? Welcome to your upstairs Leisure zone, centrally located and with two or three bedrooms (each with carpet and ensuite), ranged on one side. On the opposite side of the central void, situated for privacy and quiet, is the luxurious master bedroom, complete with walk-in robe and spa-worthy ensuite with dual vanities, freestanding bath and feature tiling.

Like all homes in Clarendon’s Sapphire range of designs, there’s the opportunity to make the Clifton 45 even more “you” with flexible floorplans.
