Explaining Base and Plus Pricing

After 40 years of building homes, we know that everyone is unique, that’s why we’ve created a range of homes in three distinct collections. Whether you’re luxury minded, or a true value seeker – our homes have been designed to make you feel right at home. 

The price list you’ll receive, after you visit one of our Display Homes or Centres or speak with a Sales Consultant, gives you the cost of each home at its respective inclusion level, as well as the costs for facades and optional upgrade packs – so you know exactly what you’re signing up for from the get-go.

Base Price

Because mandatory building fees are so often not advertised as standard, the Base Price is your go-to list when comparing our homes with other homes in the market. This price covers home design with traditional floorplan, traditional facade and standard inclusions throughout (ask your Sales Consultant for a full list of inclusions).

Essential Plus Price*

Our Plus pricing includes all Base price elements, as well as all mandatory building requirement costs – so that you can better budget for your new home. 

✓ CLASS “M” OR “H1” Australian Standard Engineered Slab

✓ Standard BASIX requirements with up to 3000L slimline water tank

✓ Standard council fees and requirements 

✓ Earthworks: provide balanced cut and fill up to 1.0m to achievea level building platform 

✓ Piering allowance 

✓ Concrete Pump 

✓ Sewer connection to junction at front/rear within boundary*

✓ Provide 100mm stormwater connection to street/easement*

✓ Underground Power - 3 phase provision included (where available)*

✓ Standard Security fencing*

✓ 10.7 Certificate

✓ Waste Management Plan

✓ Erosion and Sediment Control Plan

✓ Neighbour Notification plan 

✓ Air Con Ducting Only (including 3 phase power provision & roof truss strengthening)

Our Plus pricing includes all Base price elements, as well as all mandatory building requirement costs – so that you can better budget for your new home. 

✓ Floor coverings to designated areas – choice of carpet and underlay, timber-look floating laminate with scotia, glazed porcelain or ceramic tiles from nominated ranges 

✓ Fly screens to opening windows 

✓ CLASS “M” OR “H1” Australian Standard Engineered Slab

✓ Standard BASIX requirements with up to 3000L slimline water tank

✓ Standard council fees and requirements
