Fixed Site Costs Guarantee

Fixed Site Costs are subject to the following:

1. Only applies to homes built in New South Wales.

2. Fixed Site Costs are not available if:

a. Rock is found on site at any time;

b. The site is located on a main road, highway, freeway, controlled accessroad, secondary road, tourist road, tollway or transit way (as defined in the Roads Act 1993 (NSW));

c. The site is located on a road where road works are undertaken by the Roads and Traffic Authority or any other State or Local Government authority and where those road works affect access to the sit and backfilled to the satisfaction of Clarendon;

d. The Building Supervisor determines at their absolute discretion that there are Occupational Health and Safety risks that will result in additional site handling charges.

3. If any trees are to be removed from the site, the Fixed Site Costs cannot be determined until the entire trees and root systems are removed from site.

4. Fixed Site Costs shall be provided after initial Tender prior to Contract signing.

5. If there is no Compaction Report provided by the Client specifying that fill was compacted and controlled additional charges will apply for any exportation of spoil removal as a result of piering.

6. Fixed Site Cost will only be made available upon confirmation of:

a.    Engineers Report

b. Geotech Report

c. Hydraulic Design (if applicable)

d. FloorReport (if applicable)

7. Fixed Site Costs include:

a. Excavation

b. Piering

c. Services

d. SiteHandling

e. TrafficControl
