Building Process

The building process is broken into 2 clear categories, Pre Construction and Construction. 

Pre Construction – All components prior to commencing the actual construction of the home incorporating Sales, Tender presentation, Approvals (incorporating finance and council) , Final drawings, Colour Selection and Contracts.

To make the process of building your new home easier to handle in terms of understanding what you need to do when you need to do it, we have broken it down into 7 easy to follow steps.


Step 1  Site Inspection

We begin the process by assessing your land so that we ensure that your new home site will comply with the all necessary regulations. To do this we undertake a site inspection, conduct a bore hole soil test and prepare a comprehensive contour survey of your land.

Step 2  New Home Tender Presentation

Our Client Services Department will contact you to arrange a suitable time to attend the Clarendon Homes office where you will be presented your New Home Tender which outlines the specification and options chosen for your new home with the Sales Consultants. After reviewing your New Home Tender any final changes are then discussed with your Tender Presenter.

At this appointment you will be given information regarding your Landscape Plans, BASIX Questionnaire and your External Colours Selection pack. It is very important that this completed information is returned at the Deposited Plan presentation meeting. If this information is not completed at this point we cannot move to the next stage which is Council submission.


Step 3  Loan Approval

If you haven’t already organised your Home Loan now is the time.


Step 4  Deposited Plan Presentation

Fifteen days after you have accepted your New Home Tender you will be invited to review and sign off your architectural plans prior to lodgement at Council. Once plans have been signed off a Colour Selection folder will be presented to you for your consideration and selections prior to your Colour Appointment. To expedite the Council Approval process no further changes to the plans will be undertaken at this stage.


Step 5  Council Development Approval Lodgement

Once all necessary documentation is complete, we will prepare and lodge your Development Application to Council for approval. Please note that approval time in Council may vary between eight and fifteen weeks and in some Council areas even longer


Step 6  Choosing Your Colours

Now is the exciting time to finalise your colour selections. One of our experienced Colour Consultants will contact you to arrange for an appointment at our Clarendon Colour Studio. Our Colour Consultant will work with you in choosing your inclusions and internal finishes.
It is important that you are familiar with your choices and colours for your new home before the meeting as this will assist in the outcome.  

Step 7  The Building Agreement

Your approved plans are out of Council, the final set of construction drawings are complete and the Building Agreement is prepared. We just need you to sign off your Building Agreement and provide the Authority to Commence Construction letter from your Lender and construction can then commence.  



Construction
– Incorporating initial site works through to handover and warranty.
 
Through our capable Site Managers and large network of trades and suppliers, your home will commence construction and through this process you will receive a weekly phone call from your site manager informing you of the progress of your home.

During the construction process you will be invited on site at regular intervals to inspect the progress of your home with your Site Manager.

Upon completion of the construction of your home, we will undertake a comprehensive handover and walk through of your home.  Anything that is missed requiring rectification or touch up will be done so during the 90 day warranty period.  Our structural guarantee is also provided for a period of 7 years.
