8 STEPS TO YOUR NEW HOME

To help you get to the construction stage of your new Clarendon home as quickly as possible, here's the entire process in eight easy to understand steps. Rest assured we'll be with you every step of the way should you need any advice or further explanation.

 

Step 1 Inspect Your Site
We begin the building process by assessing your land so that we ensure that your new home siting will comply with all the necessary regulations. To do this we undertake a site inspection, conduct a bore hole soil test, prepare a zoning certificate, and prepare a comprehensive contour survey of your land.

Site Inspection fees:

  • $1000 for assessing vacant land or a standard redevelopment site (KDRB)
  • $1500 for assessing acreage or if you are seeking a CDC (Complying Development Certificate) application.

Step 2 Discuss your new home tender
A member of our Sales Administration Team will contact you to arrange a suitable time during business hours to meet at our office where you will be presented your New Home Tender. After reviewing your new home tender any final changes are then discussed with your Tender Presenter.

Upon acceptance of your Tender, the following Construction Deposit is paid:

  • $4000 for vacant land or acreage
  • $5000 for a standard redevelopment site (KDRB)

If a Town Planner is to be used additional fees may be payable. Please ask your Sales Consultant. At this appointment you will be given information regarding your Landscape plans, BASIX Questionnaire and your External Colours Selection pack. It is very important that this completed information is returned in Step 4 below. If this information is not completed at this point we cannot move to the next stage which is Council submission.

 

Step 3 Loan Approval
If you haven’t already organised your home loan now is the time.

Step 4 Plan Your Presentation
Following receipt of all required external reports, your plans will be completed. We go to this length to ensure that all of your project's requirements are included on the drawings and in your tender. You will then be invited to attend a Deposit Tender appointment where you will be presented your new home plans and specifications for you to approve in our office. To expedite the Council Approval process no further changes to the plans will be undertaken at this stage. Once plans have been signed off a Colour Selection folder will be presented to you for your consideration and selections prior to your Colour Appointment.

Remember: Bring with you a copy of your Loan Offer from your lending authority and ownership details of your land for the council application.

 

Step 5 Lodge Plans with Council
Once all necessary documentation is complete, we will prepare and lodge your application to the land Developer (if applicable) and Council for approval. Please note that approval time in Council may vary between eight and fifteen weeks and in some Council areas even longer

 

Step 6 Choosing Your Internal Colours
Now is the exciting time to finalise your colour selections. One of our experienced Colour Consultants will contact you to arrange for an appointment at our Colour Studio. Our Colour Consultant will work with you in choosing your inclusions and internal finishes. It is important that you are familiar with your choices and colours for your new home before the meeting as this will assist in the outcome.

 

Step 7 Building Agreement
We offer flexibility with your Building Agreement signing. At any point following Council submission we can prepare your Building Agreement, which will allow you plenty of time to finalise arrangements with your lending authority, to assure that all necessary documentation is available prior to your construction commencement.

Step 8 We Begin
Your construction plans, incorporating all variations, will be forwarded to you for approval. Once a signed copy is returned to us we are ready to commence your construction. We just need you to pay the balance of your 5% deposit or forward your Authority to Commence Construction from your lending authority. These must be provided before we can commence on site.
